Life by the beach never goes out of style. Carpinteria's housing market continues to gain momentum, with single-family home sales up 30% over last year and median prices climbing 6%. Condo sales also increased 13%, while a slight 3% dip in median price may create a few more opportunities for buyers looking to call this coastal community home.
MONTECITO
Montecito continues to prove that luxury real estate plays by its own rules. While single-family home sales are down 22% - likely a reflection of limited inventory - the homes that are selling continue to command impressive prices, with the average sale topping $8 million, up 14% over last year. Condo sales also dipped 18%, helping push the median condo price up 10%.
SANTA BARBARA
Santa Barbara's market is keeping a steady pace this year. Single-family home sales are up 19%, while condo sales have jumped 21%, a sign that buyers remain active across the market. At the same time, median prices have softened slightly, creating a bit more opportunity for buyers without slowing demand.
HOPE RANCH
Hope Ranch may be a small market, but it continues to deliver big numbers. Sales were up slightly this year, with 19 homes changing hands compared to 18 last year. Meanwhile, median sale prices climbed an impressive 20%, and the average sale price rose 9% to just over $8 million.
GOLETA
The Goleta market continues to move at a healthy pace. Single-family home sales were up 5%, and condo sales climbed 2% compared to last year. With median prices softening just slightly across both markets, buyers may find a bit more flexibility while still enjoying everything the Good Land has to offer.
SANTA YNEZ VALLEY
The Santa Ynez Valley market continues to reflect the area's relaxed pace of life. Single-family home sales remained remarkably steady this year, with 83 homes sold compared to 82 last year. Condo sales were quieter, though the difference amounted to just five fewer sales than a year ago. Meanwhile, median prices eased across both markets, creating additional opportunities for buyers looking to embrace wine country living.
