Keeping Everyone on their Toes | Stats thru September 2026

If there’s one word for the Santa Barbara real estate market right now, it might be selective. Higher mortgage rates and continued affordability challenges have buyers thinking a little harder before making a move. But Santa Barbara continues to have two important things working in its favor: limited inventory and a whole lot of people who still want to live here.

Buyers haven’t disappeared - they’re simply being more thoughtful about what they buy and what they’re willing to pay. That shift is creating a market with a little more breathing room. Homes that are priced and presented well are still getting attention, while others are sitting longer, seeing price adjustments, and giving buyers opportunities to negotiate.

Translation? This isn’t necessarily a “good” or “bad” market - it’s a market where strategy matters.

What Does That Mean for You?
  • Buyers: Don’t let the headlines - or interest rates - automatically scare you to the sidelines. Less competition, longer days on market, price reductions, and more motivated sellers can create opportunities that weren’t available a few years ago. You may not love the interest rate, but you might really love the deal. And hey - we have strategies to help with your interest rate too ;)
  • Sellers: Buyers are out there, but they’re choosy. Price matters. Condition matters. Presentation really matters. The goal isn’t simply to put your home on the market - it’s to position it so buyers walk through the door and think, “This is the one.”

Landlords & Housing Providers
Santa Barbara’s rental laws are changing quickly, with new considerations for local housing providers. With local elections coming up, it’s also a good time to understand where the candidates on your ballot stand on housing, homeownership, and rental property. Have questions about what’s changing? Reach out - we’re happy to share what we know and point you toward helpful resources.
