way too hot right now?

Now, onto the real estate market… because there's an interesting story unfolding in the numbers.
The median home price in the Santa Barbara area is sitting almost exactly where it was three years ago. In other words, buyers haven't “missed the boat.” Right now, you can essentially buy at 2023 pricing levels. There is a noticeable spike in the 2025 median price which appears to have been influenced by a higher concentration of upper-end sales (think $10M+).
We're also seeing some welcome breathing room for buyers: homes are taking a little longer to sell, multiple-offer situations are less prevalent, and price reductions are becoming more common.
But here's the part we're really watching: sales are up.
From January through July, 587 houses closed from Carpinteria to Goleta, compared with 550 last year, 478 in 2024, and just 434 in 2023. That's a roughly 35% increase in the number of closings in three years, even while the median price has remained essentially flat.
To us, that combination is noteworthy. More buyers are stepping into the Santa Barbara market at pricing levels we haven't seen meaningfully increase in several years. If that demand continues, it could eventually put renewed upward pressure on home values.
The short version? Buyers may have a pretty interesting window right now: more negotiating room, 2023-ish pricing, and signs that demand is strengthening.
