The Santa Barbara Real Estate Stats thru July 2026

Did you Viva La Fiesta last week? We had a wonderful time celebrating our town! Now that the confetti has settled, let’s see what’s happening in our local real estate market. Real estate headlines love a simple story: prices are up, prices are down, sales are slowing. But here in Santa Barbara, the real story is almost always a little more nuanced.
 
The homes that sell in any given period can have a big impact on the numbers. A handful of beachfront sales can send an average price soaring, while fewer high-end sales can make prices appear to be falling. That doesn’t necessarily mean individual home values have changed by the same amount - it means the mix of what sold has changed.
 
What we’re seeing right now is an active, but more discerning, market. Buyers are out there, but many have the luxury of waiting for the right home, and not every property is seeing the bidding wars of years past. Well-priced, desirable homes are still getting plenty of attention. Case in point: our recent listing at 3605 San Remo Drive received two offers over asking within its first week on the market.
 
It’s also a good reminder of something we say often: real estate is local. The story can look very different from Carpinteria to Montecito, Santa Barbara to Goleta, or over the hill in the Santa Ynez Valley. So rather than getting caught up in one headline number, let’s take a look at what’s actually happening in each of our local markets.

CARPINTERIA

Carpinteria is seeing plenty of activity in 2026, with single-family home sales up 24% and condo sales up 3% compared with last year. The average single-family sale price soared to $4,372,610, driven by several high-end beachfront sales. The median price, however, paints a more representative picture of the broader single family home market, rising a modest 2% year over year.

MONTECITO

Sales activity in Montecito has slowed this year, with 90 single-family homes sold compared with 117 at this time last year. Limited inventory continues to play a major role, particularly in a market where buyers often have the flexibility to wait for just the right property. With fewer options available and a discerning buyer pool, lower sales volume tells only part of the story.

SANTA BARBARA

Buyer activity remains strong in Santa Barbara, with single-family home sales up 17% and condo sales up 24%, particularly notable at the more accessible end of the market. Median prices dipped slightly to $2,050,000 for a single-family home and $1,100,000 for a condo.

HOPE RANCH

Hope Ranch is up across the board in 2026. Home sales have increased 13%, while the median price has climbed an impressive 18% to $7,425,000 - a reflection of continued demand for this highly sought-after community.
 
And in the heart of summer, it’s easy to see the appeal - spacious properties, winding roads, and private beach access make Hope Ranch living pretty hard to beat.

GOLETA

Goleta continues to see plenty of activity, with sales increasing for both single-family homes and condos. The median single-family home price dipped 3% to $1,600,000, while the median condo price sits at $885,000 - keeping Goleta the goodland among the more affordable options in the Santa Barbara area.

SANTA YNEZ VALLEY

Single-family home sales in the Santa Ynez Valley are up 9%, while condo sales have slowed significantly, down 32% from last year. With both average and median prices down across the board, buyers looking for a little more space at an attractive price point may want to take a closer look at the Valley.
